June 21, 2021 Town Plan Commission Meeting

1) Meeting was called to order at 5:02 pm and Kathy led the Pledge of Allegiance

2) Public notice was given.
Roll call was taken:
Present: Kathy Girolamo, Doug Evica, Rhonda Hollfelder, and Sandy Meis.
Absent: Tyler Kedrowski

3) Discussion/Action on the minutes from the meeting of May 24, 2021.
Motion by Doug Evica and seconded by Rhonda Holfelder to approve as written. Motion carried 4-0

4) Correspondences – None

5) Discussion/Action of our review the draft Town of Dewey Comprehensive Plan.
a. Continuing with the Future Land Use map and Zoning map with public input on commercial zoning/future land use changes.
i. Vicki Kolodziej – 2439 County Road X. This is zoned R1 Rural and Urban Fringe District and C3 Commercial; C3 portion could be changed to R1 or the entire parcel could be changed to A4 General Agricultural.
1. Vicki attended the meeting with questions. Would like to leave zoned as currently zoned. Kristen is going to see if keeping as is will work because they still want to crop farm the land. She will contact Vicki and email the group with what planning says.
ii. Pok A Snoz – Sunset/Lilac Drive. This is zoned C3 Commercial; it could be changed to A4 General Agriculture to be consistent with the adjacent parcel to the south, which houses their clubhouse.
1. Maurice spoke to the club and they would like the zoning to be changed to A4 to match the other parcel. Change to A4 zoning and commercial from C3 to L3.
iii. Ryan Cevan – 2420 Sunset Drive. This is zoned C3 Commercial, but there is a home on the property which is nonconforming use; it could be changed to A4 General Agricultural.
1. No contact leave as is.
iv. Jerold Fahrner – 3368 Campsite Drive (Bullheads Bar and Grill). This is zoned C2 Marina; it should be changed to C3 Commercial because the Country is eliminating the C2 District.
1. Zoning change from C2 to C3 and include the boat landing in with the C3 zoning instead of A4.
v. Kenneth Hintz – 3008 County Road Y. This is zoned C3 Commercial; it could be changed to either R1 Rural and Urban Fringe Residence or A4 General Agricultural.
1. Pending possible A4 change and land use L3 (Maurice and Kristen will let us know).
vi. Clarence & Doris Hintz – 2920 County Road Y. This is zoned C1 Neighborhood Commercial; it could be changed to either R1 Rural and Urban Fringe Residence or A4 General Agricultural.
1. No contact leave as is.
vii. Jon & Kathleen Schommer – 2879 Country Road Y. This is zoned C1 Neighborhood Commercial; it could be changed to either R1 Rural and Urban Fringe Residence to be consistent with the adjacent parcel to the south, which has their hour on it.
1. Change to R1 zoning and future land use category would be residential.
viii. Tchavatrina Lo & Bol Vue – 2796 County Road Y. This is zoned C3 Commercial, but there is a home on the property which is a nonconforming use; it could be changed to either R1 Rural and Urban Fringe Residence or A4 General Agricultural.
1. No contact leave as is.

b. Review Table 8.3 – Kathy will review and based on the current plan populate the table with more accurate numbers to review prior to the next meeting and at the next meeting.

c. Complete review of final plan – no changes for Chapters 1 – 7, minor change on Chapter 9 and Table 8.3 changes.

d. Next meeting will be to finalize table 8.3 and finalize plan to submit to Town of Dewey board.

6) Next Meeting schedule – July 20, 2021 at 5 pm

7) Meeting was adjourned at 6:56 pm
